Joining Hedrick and Hopkins in 2011, Ragsdale focuses exclusively on Single Tenant Retail investment properties throughout the United States. As a partner and founding member of Newmark’s Net Lease Capital Markets, he has played a critical role in the team’s $5.75B historical track record. Ragsdale’s clients include merchant developers, public/private REITS, private equity groups, high net worth individuals, and tax-deferred §1031 exchange buyers. A graduate of the University of Tulsa College of Law, Ragsdale is a licensed attorney in the state of Oklahoma, offering his clients a strong understanding of real estate principals and a unique skill set within the industry.

Hedrick joined Newmark in 2017 to become a founding partner of the Newmark Net Lease Capital Markets. He brings more than 15 years of expertise closing over 325 single tenant deals for more than $5.75B in sales. Some of his notable transactions include the sale of the United Nations office building in Manhattan, GSA-FBI office building in Hawaii, Amazon datacenter in Virginia, more than 76 FedEx distribution facilities and more than 45 Tractor Supply Co.-leased properties throughout the United States. Prior to joining NKF, Ken spent 13 years as a Managing Director with Stan Johnson Company and 7 years with IBM as the West Region Sales Manager for the data storage division.

Phillip Butts is a Senior Analyst for the Net Lease Capital Markets team. His primary responsibilities include researching market data, underwriting asset values and assisting in the marketing process. Prior to joining the Capital Markets team at Newmark, Butts spent five years with the Stan Johnson Company as an analyst and investment sales broker. Butts grew up in the suburbs of Houston, Texas prior to moving to Tulsa where he earned his Finance and Energy Management degrees at the University of Tulsa.
